***WHAT A GREAT LEASE AT A GREAT VALUE!!!***

230 ACRES OF PRIME DEER AND TURKEY HABITAT IN SOUTHERN INDIANA

LARGE #'S OF DEER AND TURKEY ON THE PROPERTY.

A VERY SECLUDED PROPERTY JUST MINUTES FROM THE HISTORIC FRENCH LICK INDIANA.
SMALL RUSTIC CABIN/ELECTRICITY/WATER/SHELTER HOUSE

A fantastic property sitting behind a locked gate at the end of a very private drive.

The area produces some giant bucks each year. There is enough vast timber in the area for the deer to be able to get away and grow old. Add that to good genetics and it should spell big bucks.

225 acres of mature hardwood timber. There are 5 acres of open fields that were planted in 2011 as food plots. The landowner is willing to work with the lessee on the size of the plots and what needs to be planted. The deer are frequenting these fields. I saw several great looking potential stand sites around the edge of these fields.
Lots of white oak and red oak are found on the property that should provide a good mast crop to hunt early in the season. There are several good benches and saddles connecting big hardwood ridges as seen on the topo. These areas are going to be great stand sites as well. The deer are using them and you could tell by the heavily worn trails going through those areas.

This property is owned for its timber production. The trees are valuable and need to be treated as such. There are to be no screw-in steps and climbing stands that would penetrate/damage the trees. If shooting lanes need to be trimmed, please refrain from cutting any tree of value and no trimming in excess. Please ask before trimming if you have any questions.

The cabin is a rustic yet efficient little cabin complete with a wood burning stove, toilet, shower, and beds. You should be able to sleep 5 comfortably. It also has a wall mounted air conditioner that had the cabin feeling really comfortable on the hot day I was visiting. A covered patio with a picnic table is next to the cabin for a nice place to take those lunch breaks between hunts.

ATV’s can be used on the property for hunting related tasks only. Absolutely no trail riding.

$2MM Hunting Liability Insurance Policy is included with this lease

French Lick Indiana is a destination that the entire family could enjoy. If the wives and children do not hunt, they could enjoy the hotel/spa/golf/casino while the guys hunt all day. There is also a hotel with an indoor waterpark for the kids to enjoy.

The lease is only a mile away from the Donald Ross Course at French Lick. This is one of Indiana’s most legendary golf courses. If you are a serious golfer, this is a must play.
Can you believe that it is not the best course in French Lick? Legendary golf course designer Pete Dye has designed The Pete Dye Course that is one of the top new courses in America.
“French Lick is now the only resort in the world that combines the classic history of Donald Ross and the modern day design of the legendary Pete Dye. This combination is a spectacular opportunity for golfers to experience two of the best designers who ever shaped beautiful landscapes into golf courses.”—Golf Digest.
