Get your buddies and take a good close look at this package of two unique and diverse southwestern Iowa deer properties. There is more timber than you think! Then, draw up a day plan to take advantage of the opportunity. The first piece (East or Hastings Parcel) is a sprawling, rolling 429 acres of landscape noted for numerous buck kills by the tenant (see picture/wall racks.) Plenty of cropland surrounds the 61 acres of terraces, draws, fencerows, timber, ditches and headlands. There are several thickets or areas where the waterways converge that should be staked out by bowhunters - or used as posting locations by shotgunners. Either way, stay alert or the deer will run you over.

The second piece is a true deer 'haven' - located right next to the city limits of the rural town of Malvern. Your dawn and dusk plan should account for the deer coming into the edge of the residential area of the town to raid the gardens and orchards and then retreating back to the 'safety' of the wooded area of this tract. The property is intersected by Little Creek (which stayed wet this summer/2012) and the Walbash Trace Trail, an elevated bicycle trail built on an abandoned railroad bed. Hunting on this tract is limited to bow and the areas where it connects with the City limits are marked by the landowner with orange stakes.

Standard Notes
Lease price includes $2.0 million in recreational hunting liability insurance. Although guides and outfitters are welcome to bid, they must provide their own commercial insurance.

1) Malvern is about 25 miles north of Riverton, IA, home of a massive annual waterfowl migration and hunting area.
2) Mills County is eligible for a special anterless January season for centerfire rifles.
3) There is an extensive list of interesting overnight, RV parks, and dining accomodations, all well suited for a hunting group focused on the area.
