117 PRIME acres of deer and turkey hunting in Wapello County! DNR Zone 6. Several pastured high ridges and hills separated by old growth timber as well as large groupings of cedar, oak, and pine trees. Big bucks like to stay on the sides of these timbered draws. Forested area surrounded by hay fields, seeded in a clover mix for 2024.
Adjacent farm to the south planted in crops and deer come up into this farm for bedding and protection. Also, there's a spring located in the south end of the property.
Deer habits and movement are apparent. Very good situation with the landowner. Lives adjacent to property and interested in good working relationship... Owner will want to meet lessee and for them to call or text prior to hunting so they can help with getting you onto property. 12-15 cattle on property.
No alcohol or campfires permitted on the property. Owner will hunt coyotes outside of hunting seasons.
Property has three entrances. During fall and winter, ATV access permitted, with care taken to use edges of pasture only in muddy conditions and to stay off hay fields. Property is contiguous with IAEA 0055, a separate lease.
No commercial operators. Hunting liability insurance premium for $2.0 million coverage is included in the bid.

It is important to landowner that property boundaries are respected, and that neighboring properties are not trespassed. Landowner's relationship with neighbors is extremely important. If anyone trespasses onto the neighboring property, the landowner will terminate the lease immediately without refund.
