This property has a yearly corn and bean rotation, filled with pasture ground, good timber areas, a live creek and so much more. This season they have 160 acres of corn along with 180 acres of beans. The landowner does pasture cattle on about 180 acres. With that being said, the Little Blue River flows throughout this property. Plenty of good areas for stand placement or ground blinds. The property also offers some good waterfowl hunting in areas, based off of the farm mangers report.

Landowners reserve the right to pasture cattle from May 1 - Oct. 31. Cattle will graze corn stubble from after rifle season to January 1.

Landowner has signed a cedar tree clean up project which will take place over the next 5 years. (2021-2026) Tree clean up will consist of a 20% yearly harvest that will be done from January 16 - Oct.31. They also will be allowed to burn the pasture during this same time frame, depending on weather.

Landowners asks that you be very respectful of the property. They also ask that you respect the local residents privacy. Landowner also requests that you stay clear of the house on the north side of the property. That area will be sectioned off of the property and new aerials will be submitted.

ATV's allowed for hunting purposes only. No trapping or camping on this property. If you are looking to camp, Alexandria State Recreation Area is less than a mile away.

Landowner is open to food plots. Please submit map to your HLN rep for approval.

Landowner will not allow hunting of raccoons or coyotes anywhere on our land.
One exception: if the coyotes obviously have mange or are badly injured and suffering, they may shoot them.

Farm manager asks that under no circumstances that any driveway or access road be blocked. Any fence damage or repairs will be charged back to the lessee with labor included at $100 per day.

$2 million in hunting liability included in lease price. Outfitters/guides must provide their own insurance.
