520 acres with 2 stocked ponds in Howard County, NE. Located by Boelus, NE. halfway between Grand Island and Sherman Reservoir (Loup City).

Rare offering in Howard County! This property consists of highly productive farm ground with diverse habitat. Premier hunting location, with plentiful whitetail and mule deer, trophy-size bucks. Yearly rotation of irrigated corn and soybeans. Balance of ground is native pasture and hay meadows. Many species of wildlife exist due to abundant food sources and the availability of water. Cedar trees, standing timber and sumac provide plenty of natural cover.

This property has 2 nice ponds, both with easy access from the road. There is a large pond (15 acres) and a smaller pond (5 acres), each stocked with sunfish, bluegill, crappie, catfish, bullhead and carp.

Owner is very particular. Hunters must absolutely “leave no trace” from vehicles, ATVs or trash. ATVs are allowed for hunting only. Do not drive in hay meadows until the hay has been put up, nor drive in hay meadows when the ground is wet. Must not interfere with the existing tenant’s farming and livestock operations.

Lessee is responsible to keep the property posted year-round and at all entry points, with “Leased Hunting” signs provided by HLN. No more than 6 hunters are allowed on the property at any given time (to include all guests/invitees of the hunters named on the lease).

Property boundaries are clearly marked by roads and fences. There are a few buildings onsite that the landowner will approve use by hunters. Several nice tree stands exist that the landowner is allowing hunters to use.

Deer stands must not be placed where hay is mowed, and all stands and blinds must be securely anchored down from gusty winds to prevent debris and trash blown onto fields.

Landowner reserves the right for ongoing pasture clearing/removal of excessive cedar trees. Plenty of trees will remain to facilitate good hunting.

No motorized watercraft are allowed.

Cattle are typically in the pasture from May-October. Tenant will run cattle on cornstalks after harvest. Prime hay meadows provide Spring and Fall hunting, free of cattle. Must keep all gates closed.

Trapping will be allowed, but only live traps may be used.

Camping will be allowed, but will have to be approved by landowner. No open fires! Electricity will be available on this tract.

Landowner must approve the name(s) of all parties listed on the Lease.
