Primary farm (121 acres) is the foremost farm on the lease. It's a cattle ranch and also cropped in corn this year. Corn is just north of the central timber area. Lease has ample waterways with Dutch creek running throughout. Timber contains white oak, hickory and nut trees. The central timbered area is referred to as the "honey hole" of the farm. The back side of that timber is a grassy area good for bedding.
Farmer intends to keep cattle out of the central timber area through second season shotgun, but after cattle will have access.
Farmer is open to selling back corn. Also willing to make path along corn to accommodate easier entry.
The borders on the maps below are correct. Borders do not follow property lines. Landowner has chosen to limit area on the farm to create good hunting environment. Specifically, in the central timbered section the landowner only wants hunters hunting east of Dutch creek. Additionally, in the central timbered section the fence line is the boundary on the far south end. Areas the landowner has chosen not to include in the lease, will not be hunted.
There are two access roads, one on western and one on eastern side. Very secluded, closely watched.
The second farm on the lease is an additional 40 acres and just down the road from the east entrance of the main farm, on the corner of 240th/Elm. Lots of deer tracks on the piece, ravine with trees continues onto neighboring property. Neighboring piece in pasture.
Third farm is bonus 152 acres farm for the lease and is the southernmost tract of the three. This is a cropped piece, also in Washington county, a few miles south of second farm on corner of 260th/Elm. Borders a pastured area on south and has walkable fence line and terraces which has been known to hold pheasant.
