Property is made up of 70 acres of corn/bean rotation(2021 corn), with an additional 30+ acres of pasture and timber areas. The north and east boundary is Beaver Creek for some potential waterfowl hunting and fishing. Landowner claims that you will have the opportunity to catch catfish out of the creek if you decide to fish. You may also have access from the northwest corner to the Beaver Bend Wildlife Management area. Check the Nebraska Game and Parks website to see rules & regulations.
Access might be tough until after harvest, but you can always walk in on the east side along the river. ATV's are approved after harvest.
There is an area in the Southeast corner that you can park. Landowner asks that you keep your distance from the house that is in that same area.

Farm manager reserves the right to crop 2 acres of the pasture in 2022, and will likely remove a grove of trees in the NE corner of the field. They are tentatively planning to erect a pivot and this will swing a larger circle. (map attached)
