When evaluating this property in person it really comes together. I think it is hard to analyze a property of this size and quality from an aerial map, because the sheer size of the property and its features are hard to appreciate until you are there in person, and the layout/terrain and access really makes sense once you are there with boots on the ground. The access around and into this property is exceptionally good especially given the size of the property. A few well-maintained interior gravel/dirt paths are easy to travel and offer access to points that make your on-foot approach to many hunting positions much easier and less invasive. The layout consists of two large veins of timber all along the east side and in the middle, with a lot of cropland acres in-between. There are two small parcels of hay/pastureland that are toward the western side of the property and if cattle are present, they should be of little to no effect on the hunting activity. There is a good size creek that flows water year-round, and there are several lakes and ponds that provide constant water. The cropland is in a corn and soybean rotation, and currently there are both corn and soybeans planted on the farm. The timberland consists of a mixture of hardwoods, softwoods and cedar thickets. There are many mast producing oak trees, as well as other varieties producing food and cover for the wildlife.
