The deer hunting is outstanding and it doesn't take but one look at the aerials to see why. Nice big blocks of timber. Lots of little pocket fields which create nice funnels and pinches. There are over 100 acres of timber, with the rest being hay & CRP. The CRP acres have a year or 2 left and may be transitioned back to row crops. The bottom CRP fields may remain fallow. These fallow fields are holding a lot of deer.
The landowner reports seeing deer and turkey regularly. It is not uncommon to see 20+ deer in the bottom fields in the Fall. The turkeys are abundant and seen all the time.
The farm has had very little hunting pressure the last 10+ years.
The waterfowl potential on this property could be significant with over a mile of the White River running down the west side of the farm. Not to mention the access to the river. There is a small creek that flows into the river. This could be a great spot for a decoy spread and a place to launch a boat/canoe.
The fishing in the river is an added bonus. Catfish weighing close to 60 lbs. have been caught in the area.
There will be 20 head of beef cattle that are rotated around the pastures from May to September. They can not get into the woods and this has not affected the wildlife on this property.
Food plots could be a possibility and would need to be discussed with the landowner and approved by both HLN and the landowner prior to any dirt is turned.
The lease is for the term of 1 year, unless the auction ends after September 1st. In that event, the lease will end on September 1 of the following year.
